What leasing options are available?

​We offer flexible lease terms, based upon availability.  

What are your application requirements?

​To reserve an apartment home, you must complete an application and pay all admin/app fees.  We will then process background, rental verification, and employment checks. For questions on occupants, please contact the office.

What are the qualifications - income, credit history checks, criminal history, rental history, etc.?

We have qualification requirements. You will need to make three times the base rent for verifiable income, we will also complete screening that will include credit, criminal, and rental history.  

Can I apply online?

Absolutely. Use our convenient online application to reserve your apartment.

What fees/deposits are due upon applying? Moving in?

​The reserve an apartment, you will need to pay your deposit, administrative, and application fees.  If we have a special on upfront fees, take advantage, those offers expire.

Do I have to pay first & last month's rent?

​Based on creditworthiness, sometimes we require an extra deposit, but no, we do not require the first and last month's rent.

When is rent due and how can I make my rent payment?

​Rent is due on the first day of each month. Our preferred payment method is online payments accessible through our resident portal, but you can also drop off checks and money orders in the office during business hours.  There is no fee to do ACH payments. Credit cards will have a processing charge.

Is there a late fee for overdue payments? Is there a grace period?

​There is a late fee of 15% of the total rent due. We do offer a four-day grace period.

Is renter's insurance required?

Y​es. Renters insurance is required with a minimum $100,000 Liability Coverage policy.

What utilities are NOT included in the rent?

​All utilities are in addition to the rent.

What costs are not included in the rent?

​Pet, parking, and pest control fees are in addition to the rent. ​Utilities are not included in the rent.

What is the average cost for utilities each month?

​Utilities really can fluctuate based on occupant variables.

Are corporate rentals available?

​We don't have any internal furnished apartments, but we do work with companies to help supply this service.  Contact our office for these details.

What happens if I need to move out before my lease expires?

​We do offer a clause in the lease agreement that provides an option to break a lease with certain notice and penalties.

What are hours of the leasing office?

The Leasing Office is open ​Monday - Friday 9 AM-6 PM, Saturday 10 AM-5 PM, and Sunday 12 PM - 5 PM

What are the hours for the pool?

​The pool is open seasonally from 10 AM - 10 PM, daily.

What are the hours for the fitness center?

​The fitness center is open 24/7 — so head on over for a workout! 

Is there a bathtub or just a shower? Are they together or separate?

​This varies from apartment to apartment.  You usually can tell on the floor plan, but if you have a preference, just let us know and we can try and find what works best for you. 

Do apartments have dishwashers?

​Yes, each apartment has a dishwasher. 

Does the apartment come with a microwave?

​Yes, each apartment is equipped with a microwave oven.

Are stoves gas or electric?

​The stoves in our apartments are electric.

Do kitchen sinks have a garbage disposal?

​Absolutely - kitchen sinks have garbage disposals. 

Does this community have a pest control service?

​Yes, we do have a pest control service.

What property amenities are included?

​That is the best part, all amenities are included!

Do you have free internet/WiFi?

We provide free Internet/WiFi access in the clubhouse for your convenience.

Do you have cable?

​​No, we do not provide cable.

How do I reserve community amenities?

​Through the online software and/or onsite staff.

Are BBQ grills available year round? What kind of grills do you have?

​Gas grills are available year-round, located near the pool area. 

Are concierge services available?

​No, we do not offer concierge services at this time, but our staff is always ready to help with what we can.

Are there restrictions for what can be put on balconies or patios?

​​Yes, please refer to the lease. 

I have a noise complaint. Who do I contact?

​We are here to handle things like this, just give us a call.  If it is after hours or an emergency, you can contact the local police department and let us know.

What is the smoking policy?

​This is a smoke-free community.

I need emergency maintenance. Who do I call?

​Us!  We pride ourselves on this.  We are here to help every day!

I have a non-emergency maintenance issue. Who do I contact?

You can call us or use your resident portal to submit a work order.

Do you allow pets? What is the pet policy?

​NorthPoint Communities welcomes cats and dogs only. We do not allow caged animals or those requiring an aquarium or heat lamp. Animals must not exceed a combined weight of 85lbs per apartment home. Animals may not be in the common areas of the community unless on a leash or an approved device based upon the animal’s certification and may be restricted from specific areas. The animal’s owners are responsible for cleaning up after the animal and for any damage done by the animal. Animals may not disturb the peaceful and quiet enjoyment of the other residents. All animals must be in compliance with all state and local laws concerning animals. We do not allow aggressive animals of any type.

What is the policy for snow removal?

​We handle all snow removal with a combination of in-house and contract services. 

What is the procedure for moving out?

​Once you provide your 60-day notice, we will be in touch to schedule your move-out and confirm all procedures.

What is the parking situation?

​Power and Light offers garage parking for an additional monthly fee and free hourly guest parking.
