What leasing options are available?
Depending on expiring leases caps, we offer 3-15 month leases
Can I apply online?
Yes.
What fees/deposits are due upon applying? Moving in?
$50/applicant over the age of 18 and a one-time administrative fee of $300
Do I have to pay first & last month's rent?
No, however, conditional results from application screening can result in half a month's or up to one month's worth of a deposit upon move-in.
When is rent due and how can I make my rent payment?
Rent is due on the 1st, and you can pay on your resident portal.
Is there a late fee for overdue payments? Is there a grace period?
Rent is due on the 1st, with a grace period through the 4th before a 15% base rent late fee is added.
Is renter's insurance required?
Yes, we require a $300,000 liability minimum.
What utilities are NOT included in the rent?
Electricity is in the resident's name, along with renters insurance. Water and sewer are billed two months in arrears based on the square footage and occupant count of your apartment. This is billed on your resident portal. Other recurring fees will include $65 for your internet, which is Google Fiber, 1 gig of unlimited speed each month, $30 for valet trash, and $4 for pest control.
What is the average cost for utilities each month?
This does vary based on the size of your apartment and the number of occupants in the apartment. Reach out to our team so we can provide the best estimate for the layout/size you are interested in!
Are corporate rentals available?
Yes.
What happens if I need to move out before my lease expires?
Two-month base rent lease break fee due immediately upon a 60-day written notice, along with financial responsibility of the rent, utilities, and insurance through that 60-day period.
What are the qualifications - income, credit history checks, criminal history, rental history, etc.
We do require 3.5x the monthly rent in gross income. We do go through a 3rd party screening process that checks for credit, criminal background, rental, and income. We will require at least one year of positive rental history. For more information, reach out, and we can provide you with our Statement of Rental.
What are the hours for the fitness center?
24/7

Monday through Friday 9AM-6PM, Saturday 10AM-5PM
Do apartments have dishwashers?
Yes.
Does the apartment come with a microwave?
Yes.
Are stoves gas or electric?
Electric.
Do kitchen sinks have a garbage disposal?
Yes
Is there a bathtub or just a shower? Are they together or separate?

How do I reserve community amenities?

Are BBQ grills available year round? What kind of grills do you have?

Are concierge services available?
Yes, on-site staff is here during office hours, and courtesy patrol is available 7 days a week 5:30PM-2:30AM.
Are there restrictions for what can be put on balconies or patios?
Objects outside of patio furniture are prohibited (i.e, umbrellas, storage items, gas grills)
I have a noise complaint. Who do I contact?
Please notify the leasing office during business hours of leave a message for our courtesy patrol after hours.
What is the smoking policy?
No smoking in apartments or common areas, balconies only.
I need emergency maintenance. Who do I call?
Please call the office line and leave a voicemail following the prompts to reach emergency maintenance after hours.
I have a non-emergency maintenance issue. Who do I contact?
You can submit a work order through your resident portal.
Do you allow pets? What is the pet policy?
Yes, two pets per household with a combined weight limit of 100 lbs.
What is the parking situation?
We have a private parking garage that residents can add to their lease, ranging from $145/month up to $150/month for premier parking. EV charging stations are also available for both residents and guests. We have 15 guest parking spots available.
What is the policy for snow removal?
We have a contract with MCS All Seasons, and they will remove snow from the sidewalks, building entrances, beacon observation deck, and pool deck.
What is the procedure for moving out?
At move-out, you will turn in the keys for the apartment, and we will do a move-out inspection with you to assess the state of the apartment and notify you of any charges that may be incurred.
