How do I apply for an apartment?
Applications for Power & Light can be completed entirely online via our property website by creating an applicant account and selecting your preferred floor plan.
What income, credit, and screening qualifications are needed to apply?
Applicants at Power & Light must have a verifiable source of income that is at least three times the monthly rent. Credit is evaluated based on a TransUnion Resident Score.
How long does the application approval process typically take?
The Power & Light leasing team strives to complete the application process within 72 hours, although this timeline can depend on outside factors like third-party screening and rental history verification.
What are your available lease terms and lengths?
Power & Light offers flexible short-term lease options, with standard lease terms typically ranging from 3 to 15 months.
What is the total estimated cost due at move-in (deposits & fees)?
At the time of application, Power & Light requires a $50 application fee per applicant and a $300 administrative fee. Potential security deposits and prorated base rent are due at move-in, determined by third-party screening results.
Are security deposits refundable?
Security deposits at Power & Light are determined by screening results and are potentially refundable at move-out, depending on the condition of the apartment and other factors.
What is the penalty for breaking a lease, or do you allow lease transfers?
To terminate a lease early at Power & Light, a written 60-day notice to vacate and a buyout fee equal to twice the base rent are required. Residents must live in the apartment for at least six months before an early termination is permitted.
Are pets allowed, and what are the restrictions/fees?
Yes, Power & Light is a pet-friendly community welcoming cats and dogs, with a maximum of two pets per household and a combined weight limit of 100 lbs. Caged pets, aquariums, and pets requiring heat lamps are not permitted. Pet rent is $30 per month for one pet and $45 per month for two pets, with a non-refundable $500 pet fee due at move-in. Our community also features an on-site pet spa.
Is renter's insurance required?
Yes, Power & Light requires all residents to maintain renter's insurance with a minimum liability coverage of $300,000.
Is this a smoke-free community?
Yes, Power & Light is strictly a smoke-free community.
What is the policy on subletting or Airbnb/Short-term rentals?
Power & Light does not permit subletting or short-term rentals, including Airbnb.
What is the guest policy for overnight stays?
Guests are welcome to stay overnight at Power & Light; however, we kindly ask that management be notified if a guest will be staying for seven consecutive days.
Do you offer virtual, self-guided, or in-person tours, and how do I schedule one?
Personalized in-person tours of Power & Light can be scheduled by contacting our leasing team. We also offer online 360-degree and video tours on our website.
How do I handle maintenance requests?
Non-emergency maintenance requests can be conveniently submitted through the ResidentPortal. For emergency maintenance, please call the Power & Light leasing office directly.
How do I pay rent? Can I pay online?
Rent at Power & Light can be securely paid online using our free e-check option. We also accept credit card payments and cash payments via MoneyGram.
What utilities are included in the rent?
Utilities are not included in the base rent at Power & Light. Estimated monthly charges include valet trash ($30), Google Fiber internet ($65), and pest control ($4). Water and sewer are billed based on your apartment's square footage and occupancy, while electricity is set up and billed directly through Evergy.
Which providers are available for internet and cable?
High-speed internet at Power & Light is provided exclusively through Google Fiber for $65 per month.
What appliances and finishes are included in the kitchen?
The stunning kitchens at Power & Light feature sleek stainless steel appliances, solid wood cabinetry, large kitchen islands, and luxurious Italian Calacatta quartzite countertops and backsplashes.
What general features and finishes are standard in the apartments?
Standard features at Power & Light include beautiful hardwood flooring, oversized picture windows, 1930s Art Deco design elements, modern hardware and lighting, and smart Nest thermostats.
What type of flooring do the apartments have?
Residences at Power & Light feature high-quality hardwood flooring in the main areas and elegantly tiled showers and surrounds in the bathrooms.
Is laundry included in the apartment?
Yes, a full-size, in-home washer and dryer are included in every residence at Power & Light.
Do the apartments have A/C or specific climate control?
Yes, all residences at Power & Light are equipped with central air conditioning and smart Nest thermostats.
Does the apartment have extra storage space?
Yes, extra storage space is available at Power & Light for an additional fee of $85 per month. We also provide dedicated bicycle storage for residents.
